RESALE POLICY CHANGE!

This new policy, removing all "membership extras", is FAR worse IMHO than the previous restriction from 2011. That one basically prevents you from using your points in the worst way possible. The new rules remove perks that actually make a difference in the experience of visiting WDW in the first place. Sure, none of them are imperative, but some of the dining discounts are pretty nice too. And not being able to attend the member events is a bummer. Who knows what ticket offers may arise in the future, too.

Exactly - it's gonna be a big hit. It won't scare away everyone, but it'll scare away enough to drive the prices down.
 
Im not sure I would purchase direct right now until we see how this affects resale markets. I always felt secure knowing I could easily sell my contract if I had to ( even at a loss).
 
I guess, never say never, when it comes to DVC. I don't get the spiteful part though.

It only affects resales going forward. So anyone purchasing resale will be aware of what they are getting and what they are not getting. Then they have to make a decision.

DVC is a business and obviously this is driven by a business decision. Pay more and get more, pay less and get less, the buyer will have to decide. It is in every member's best interest for DVC to remain a successful business and if they have decided that this is needed then so be it.

I know many buy into the magic and pixie dust and all that but you are setting yourself up for disappointment if you do. They are in business to make money.

My magic and pixie dust I provide myself and never rely on DVC to provide it.

Well that was close! 160 Points for BLT bought resale and points just went into our DVC account 2 weeks ago.
My question is because I already had a small 55 point direct contract at BLT and now my recent 160 point contract to BLT resale what are my member benefits? Both contracts have same use year. Do I have two separate contracts with two sets of rules? Thanks in advance
 
I know right now this is a hot item but in 3 years when this is old news and people buying resale don't really know any better will it be a hot item. We just bought and I know they removed some perks about cruises and stuff but I knew from the beginning I wouldn't get it so I never really looked at what I was missing. Sounds like something the sales people can do to make direct sound all that much better. Just like when the sales person told me not to get resale because I couldn't use the points for other travel and crusies.

Yes you have two separate contracts. No you don't have two sets of rules other than I guess you are restricted on using your resale contract points for Disney Collection and some other things. But if you bought direct, you have the membership card for that. And I don't think they are at a point where they will ask which contract you booked your visit with.

Still I will not buy direct for these small perks. Yes If I need these perks will add 25 points direct to get access to all membership perks till DVC increases this minimum purchase to qualify as member for membership extras.

I haven't read the entire thread yet, but I wonder if owners who buy through resale after today, will still not get access by adding on, unless they add on a minimum amount that would be considered a "new membership". It's the owners who get the perks, not the points, so if your membership is not a direct purchase, doesn't matter where your future points come, the owners of that membership wouldn't qualify. I can't imagine that Disney would not have thought about this.
 
Sorry reply sent, just curious because If not that is just your opinion like mine. But reality is a corporation can do what it wants to continue making a profit, that includes Disney wanting to sell its timeshare more directly. Again I believe this is what they are doing, so with direct purchases in the future will be more benefits.

You don't need to be an attorney to understand contracts. And no, they can not just do what they want. This is a real estate contract.
 
When buying resale it should only include the resort you buy into and I believe it is moving that way. Because direct cost more and should include more benefits than resale.
Won't happen anyway, but I disagree. These contracts were already purchased directly from Disney so Disney already received its revenue from the original buyer. Disney also maintains right of first refusal. So, if they decided they did nto want to purchase and resell as a direct, why should they also strip benefits from the contract as well? Seems they are playing both sides of the fence.
 
The thing is with all these "rumors" are that even a broken clock is right twice a day. I highly doubt this decision was made 8 months ago.

These decisions were probably made longer than 8 months ago but it took that long to go through Legal after the briefing they held for the DVC team! At the end of the day, the only thing you buy is a room. Anything else can come or go! I still see little impact to pricing in the end. If you think about it, Disney has taken a two-step approach:

1) They closed the wait list for certain resorts which drove up pricing on the secondary market to make the “open/new” resorts more attractive.
2) They now change a small item that really has minimal impact.

All of the actions are designed to reduce the appeal of the secondary market but they can only do so much as to "perk" changes as then it starts to devalue the product while also going against the law. This is business 101. If they are really smart, the next step will be to say that you can only buy contracts of a certain size if you are in the correct membership category. If Disney Marketing/Legal/Finance are worth a darn, these type of discussions have already taken place to cover the different avenues. It is a fine line to control the market but not to cross the Legal side and/or devalue the product you are trying to sell.

But you would be an owner that has bought directly from Disney.

And I am sure Disney has thought about it. And they may very well have thought "what if we get a small direct add on sale from every new member that buys off the resale market?"

Then again, perhaps with the ongoing conversion of cash hotel rooms to DVC rooms, maybe they just want to cut down on the number of discounted APs,

While I do not see it as particularly spiteful, I do think it should exclude any contract that has been sent to ROFR.
I have one that has passed ROFR, but the seller can not close until the end of May. I do have a direct contract, so I am "safe"; otherwise, I might have been pretty agitated by it.

Ok- since we are grandfathered in (bought resale two years ago) and still have access to the membership perks- will we continue to have the perks if we add on via resale (we are looking at purchasing more points in next year) or do we now need to consider purchasing an add on direct???
 
I guess if this causes resale prices to drop a bit then I will finally buy the add on that we were thinking about.
