Wow - what a deal! If I were a Disney shareholder this would make me very concerned though - because either demand for cash reservations is incredibly low, or it seems almost negligent for them to have not bought this one using ROFR.
Thanks. The negligent thing was Disney buying many thousands of SSR points over the last 2 years while they raised the price from $165 to $200. They’ll be selling those for ages. I think ROFR will return soon in some capacity but probably not at Saratoga Springs (or OKW, or AKV)
 
Not sure if it makes a difference but we are getting the contract from an International seller
Ours is from an international seller. Waiting over two weeks for the contract to be signed after passing ROFR. They must make an appt at the US Embassy for notary :(. Beyond frustrating as I watch open reservations dry up for the weeks we wanted as I wait for our points.
 
I think Sandi’s right, though. You might think the brokers are disrespectful, but, on the other hand, they’re being very respectful of their sellers. And I would also bet they’re knowledgeable enough about who they’re working for to know the sellers who would take a lower price vs. those who would be annoyed and start ranting to them about wasting their time, and questioning their competence.

Then based on your opinion You’d be a bad broker just like the rest of them IMO.

A broker can simply say “offer was declined”. No need to school an educated buyer or be condescending to them or state inaccurate facts about ROFR. The peak of the market is over. Low ball bids are here until ROFR is back.
I think I‘d be an amazing broker! Not sure I’d have you on speed dial, though. :)
 
Sometimes it’s just a matter of more frequent bidding. Catching a motivated seller, etc.
Well, I am definitely throwing offers at the wall hoping one will stick. With nothing being bought back and seeing what people have had pass I am trying to stake my claim. I don't even need more points right now.😂

If AKL direct sales goes well, that could trigger AKL rofr back on. Don’t see any reason for SSR. OKW direct deal could be pushed and 2042 buyback and 2057 ignore. That’s always possible to be in play.
 
Remember Disney wins also when they let resale prices drop so low, they can start buying back at anytime and it will take months for the floors to be raised so they can also accumulate a lot of super low priced contracts that they can sell for double etc
That is an interesting point. As long as they are meeting their direct sales targets at various resorts, they also benefit by the resale market dropping. I think they are hoping that bringing back moonlight magic, the other blue card perks, etc., will still cause people to buy their first 150pts direct. Oh, and how could I forget—banning resale buyers from all resorts built from Riviera on.

All of the usual sites. The contract I bought was listed for something like $110 and I went in at 80. I bid between $20 and $40 below asking on 12 different contracts with 6 different brokers and most counters back didn’t come close to what I wanted to pay but one countered in the low 90s and I countered back at $84 and they accepted.

People are sick of their contracts sitting.
 
FWIW, although I didn’t ultimately find a deal with them, I had several good interactions with a broker at the board sponsor and when I set out my expectations (not trying to set records here but not wanting to spend more than 5-10/pt above the best deals I saw on this thread) she said I was generally reasonable and tried to find some sellers she thought might be open to the price range I was looking for…I got a better offer elsewhere before I actually made additional offers at the sponsor.

I'm international and if we assumed I sold one of my contracts and it passed ROFR today, then I would need to book an appointment at the U.S embassy.

The very first available time is June 1st. There is ONLY one available slot for the entire day. Next available day is June 8th with 4 available slots. So I assume that not much time is allocated to that kind of work.

So you waiting 2 weeks is actually pretty fast.

With that said as a foreign seller we have other options to get our documents legalized for use in the U.S and that is much faster, and can at most be done in 1-2 weeks.

Are international sellers required to go to a US embassy to sell a contract? I'd have to travel multiple provinces just to get something like that accomplished.

No your are not.

I would go to a local notary public and sign the documents in front of them, the notary public will issue a certificate that verifies my identity, that I signed the documents in front of them and their signature and stamp.

Afterwards I would need to go to the Ministry of Foreign Affairs to get an apostille. An apostille is basically a place that legalizes the notary public signature with a certificate. At this time all of the documents are sealed and if the seal is broken you need to start all over.

You would need to take all of the documents and send it to your title company.

As everything is done without involving the U.S embassy the process is much faster.
