Just got a counter offer back on this submission I made:

SSR - June - 160 - $105 listed - $90 offered

June 2023: 160 (expires May 31, 2024)
June 2024: 320
June 2025: 160

The seller counterd with $97. I'm probably accepting at that price, but let me know any reason I am missing I shouldn't. This would be my first contract so appreciate any feedback!!

Unless you think you will go by May 31, of 2024. Make sure the owner banks the 2023 points into 2024 before you sign the contract, you will have very little time to use those points by the time you close.

I'm not a pro at this, but I believe the 2023 points I noted are 2022 banked into 2023 and the 2023's have already been banked into 2024. If I can get this closed by the end of March I can find a use for them thats for sure. My only fear is not closing quick enough.
 
We paid 93 for a 300 point contract and in retrospect I think we paid a bit too much for the size of the contract (I think we could have found someone to sell for $85 for that size after reviewing here on the ROFR thread). BUT this is a smaller contract and it’s loaded so I think the higher dollar value probably makes sense. For what it’s worth, we went back and forth for a bit with listing at 99, originally offering 90, them offering 95, and us landing at 93. DVC rofr website has some good stats compiled from that thread in an easy to navigate format if you haven’t seen it yet.

Thanks!! Good to know my research paid off a bit. Also, thanks for the many research links you and others have posted, most helpful for those of us just dipping a toe in the water of DVC.
 
I've noticed that dvcrofr.com hasn't been updating for the last month or so. I spot checked for some of the contracts that have recently passed or are currently waiting on ROFR and none of them are on the site. That could be throwing off current values a bit if anything has been trending up or down.

OKW Feb UY 50 points, 50-2024 and beyond. Listed for $78 pp. Offered $70, buyer pays closing, 2024 dues reimbursement and beyond, seller pays fidelity fee. Seller rejected because they didn't want to pay the fee. I decided I didn't really want it so no counter of paying the fee for me.

For some reason, I just bristle at paying that Fidelity fee........

Why does it matter? Isn’t it all about the all in cost (regardless of the line items)?

I got the seller to at least split it on my most recent contract. has a huge impact on the $pp for small contracts so next time I'll follow the advice of the good DIS Boarders and try and factor it into my offer price. the deals are always solid with that broker though, even with the fee...

Looks like a pretty good deal for a fully loaded contract. Make sure the terms are clear about reimbursement for MF. Many contracts (default terms from most of the resale companies) have the buyer reimbursing the seller for all points the seller has paid the MF, has not used, and are selling those points to the buyer for use. There are 3 years' worth of points they have already paid the MF and you are getting (160+320). There could be the equivalent of ~$25 per point in your closing costs. Since the 2022 points banked into 2023 expire soon, I would not include that MF in the terms. As far as the 2023 (banked to 2024) and 2024 MF's go, negotiate as you see fit.

I’m trying to think of what the seller has to walk away with if they had to pay the Fid fee, a lowish offer, and the broker commission…. oof! Good deal for whoever buys the contract though!

So Fidelity has an added fee that others don't? Is it a set fee or is it based on amount of points or what?

It's always $225. While I wish there were no fee at all I'd prefer a $1 or $2 fee per point over a set amount. I tend to purchase small contracts and it can really impact the cost per point in those circumstances. Like others suggested, I try to factor that amount into my offer as a way of offsetting it.
