DVC had such a busy day yesterday from the looks of it, Gained many new members! I'm so happy for us all
Right? This is awesome, all of a sudden things are passing!! Now, not to be a "debbie downer" but I heard there might be another DVC resale vs Direct separation like last year? >:( I already have a direct contract, but what else could they take from resale purchasers?

Those rumors seem to constantly be flowing, I wouldn't worry about it too much if DVD does something that harms resale too much it would definitely harm direct sales. I suspect a lot of people buying in direct have it in the back of their minds that they can sell later on if needs be and that this thought is kind of an insurance to them.

Technically, they can take away everything but use at your home
resort, but could you imagine??!!

Congrats! That gives me hope. I sent 3 days after you, so I think I won't hear until next week. :/

I can see them doing that to be honest, looking at the prices you can buy in resale compared to direct Disney are going to need to do SOMETHING to entice people into paying their prices. IMO this would kill HH and VB resales but most others wouldn't be too badly effected, this would also lower the price that people can sell their contracts at on the resale market however so it might not solve any of their problems. What they really need to do IMO is improve the value of the direct perks, one of the things they took away last time was the Disney Collection... my thinking is that the Disney Collection has next to no value to anybody so it makes no difference. For example say I hit my little head during the night last night, woke up and decided I love Coronado Springs, it's definitely where I want to stay on my next vacation and I'm a DVC member, well we always stay for 14 nights, this would cost 292 points for a standard view room at Coronado Springs. For the same amount of points I could stay almost 3 weeks at BLT. They need to think of additional perks as opposed to taking perks away to solve their problems IMO.

Could you imagine the chaos at smaller resorts, though. GCV?? It would be like, "I'm sorry...you didn't book at 8am on the morning of your 11month window....so no vacation for you!!"

Oh, it would be hellish for all involved lol. No, like I say I think what they're going to have to do is look at what they can do to improve the value of direct as opposed to decreasing the value of resale. At some stage they could open a 12 month booking window for direct buyers, this would be a huge perk to me and would make me way more likely to consider buying direct

I second that they should add incentives for direct buys. I would need to feel like I was getting something very valuable to pay those prices. As far as taking things away going forward, I am sure that is always the concern, but I wouldn't worry about it too much. We bought in February 2016, and we had no idea that changes were coming. Either our broker didn't know, or he didn't want to stress us out because the closing process was so terrible and unnecessarily dragged out by both the seller and the broker!

I have actually heard rumors about this happening. That if you buy resale you can only stay at your home resort. Hopefully, If you are already under contract or have purchased through resale you will be grandfathered in. If this happens. You have a signed contract and DEED if you closed already stating that you own DVC. I find it hard to believe they will send you a letter stating "I'm sorry but you are no longer able to use your membership at all Disney Resorts, only home resorts." You never know though!!! Ah When did purchasing a Disney property become so stressful! I'm only on day 4 of rofr after having my previous contract taken! So I have a ways to go before I hear!

I had emailed my broker this morning asking about how long ROFRs have been taking recently (I couldn't help it... I was losing my mind!!) And BOY am I glad I reached out to her!!! No more than 5 minutes later, I got a response from her, "Wow, your timing is amazing!! Congratulations, Disney has waived their ROFR!"!! Don't lose hope. I was 99% sure that this contract was going to be taken. Just took a little faith, trust, and pixie dust. :tinker:

This would be terrible. I think people would be less likely to buy at all (direct or resale) if they make resale contracts so undesirable. I know that I bought in part because I know that if I ever need to sell, the chances are very good that there will still be a strong resale market. If I knew that the contract would have little value if I ever needed to sell, I may not have bought at all. It would not have pushed me to buy direct. :-(

Which bus driver provided that information? :) There's not much else that can be taken away. The only thing they've removed is the part known as "incidental benefits" which are basically things that they willingly provide but are not part of your ownership interest. You bought an ownership interest in a timeshare, and the condo association participates in the exchange (I believe that's BVTC I believe although I'm sure someone will correct me. I probably worded that incorrectly but the point is the same.) Those things -- booking the room at your home or any other DVC resort -- are not separable based on how it's currently structured. Also, they typically file the updates to incidental benefits for 5 years at a time (Florida law appears to require that part to last at least 3 years), meaning the next changes wouldn't come before 4/4/2021. They're already removed them ALL for resale buyers, so there's not much else they can take away other than to raise the bar or void those of us who were "grandfathered" in. (In other words, they could say that after 4/4/2021, ANYONE who doesn't hold a direct contract doesn't get the blue card. Or, maybe say you have to own at least half your points direct, or something to that effect.)

This rumor comes up all the time, DVD would have a mess on their hands if they went through with it, because nobody would be able to trade into another resort, because all the resale owners would be booking at the 11 month mark at their resort. DVD can't take the home booking advantage away from just resale owners, it is in the deeded contract. IF they changed the booking windows if would have to be for all members not just resale members.
 
The suspense is just killing me and it's only been 9 days!! I don't have high hopes though
