This is our first contract, so all fingers crossed regarding ROFR. I had put low offers on multiple contracts with usually the seller declining with no counteroffer. I bid slightly higher than normal on this one (hindsight, I could have probably bid lower, however this contract had the perfect number of points and my ideal UY). Still happy with the price since it seems most sellers are still not willing to negotiate. Now for the painful part... waiting.

I bid on at least 6 RIV resale in March around that level…went has high as $118 and the lowest I got was $130 or $135….but all those contracts are gone and were indeed sold Closer to asking. They were smaller contracts.
Just a guess, but with RIV being so new, the sellers might have a loan for their DVC contracts and have run into some financial problems. If so, they can't sell too low without bringing some money to the table, which is the last thing that they would want to do if they're in that situation.

I bought RIV direct a couple of years ago, and with the incentives at the time, I paid around $180/pt. It would be a tough pill to swallow if I had to sell it for 120-130/pt. But with restrictions on RIV resale contracts, I can understand them not holding their value as well as other DVC properties.

Good luck! Sometimes we have to pay a little more to get the UY and number of points we want. That’s what we did.

Absolutely and to be honest, if I was in their shoes I would have declined as well….and now am glad they did.

I have April UY too and that can be very hard to find!! I think you got a pretty good deal!

And it lists Cammy Smith as Partner & Senior Escrow Officer.

In fact, it lists her on the website above the guy who is listed as founder and CEO on the other website.

Cammy has moved to https://dvcclosings.com/ I was told by Cindy at fidelity that she was moving there and I’m now using them to close (hopefully not ROFR🤞).

I was gonna say, with so many people recommending her, she should start her own company! Only wish she had waited till after my closings🤪

I know. We just passed ROFR this past week and she was handling our closing. Hopefully, get replacement was trained by her and we don’t see any slow downs. I think my closing is scheduled before my other closing at *** (which passed ROFR last month).
