We negotiated that the seller would pay closing, so the per point amount would look higher for ROFR. I'm not sure if this had any affect, but it made me feel like I was doing something :) Actual price paid per point was $107.00 if you don't count the seller paying closing

Well, going into the 4th week now.

I hear you. I'm on Day 28...Honestly, the taking of the contract isn't what gets me. It's how long it takes for them to do it. Oh well. Hang in there! Enjoy your new house!

I know. If they could just let us know sooner, we can move on to another option.

The move.... is a long time coming. DH has been working in NC for almost three years and my DDs are graduating HS this month. I just, about an hour ago, finished packing the house. The trailer gets dropped off tomorrow. We load it and they pick it up Thursday or Friday. Girls' prom is in about a week and a half and then graduation. Then closing on old house with senior trip to WDW right after. Won't be able to unpack and enjoy the new place for a while. Girls also have tournaments, all summer, up this way as their team is here in the old state we are moving from so we'll be up here most of the summer... boo. Then they get dropped off at college in PA (so we'll be up north quite often).... no rest for the weary. Really need some more points so we can have many DVC trips to look forward to. Chaos is my middle name.

I'm exhausted just reading your post. I can't imagine living it. Wine and vacations seem in order for you and your husband for sure!!!

I am day 22 in ROFR on a 150 HHI June UY $61pp. 2017 points and forward. Fingers crossed for us both.
 
It reminds me of buyers demanding credit for closing when buying my last house, yet they barely haggled the price down at all. They could have easily gotten another $10-$15K off had they countered more aggressively but all they wanted was for me to cover $5000 in closing fees. Weird, but suited me just fine.



Why can't you use them? Or were they 2015 points banked into 2016?

Closing costs are dollars right out of their pockets on the day of closing. $10,000 off the price of the home just means lower monthly payments. For a lot of people, $5000 less today is much better than $60 a month savings for the next 30 years.

The last house we bought, I bargained the price down as much as I could -- and then asked them to cover $10,000 of closing costs and roll it into the price of the house. My mortgage was at 2.375%, so it made more sense to add that to the mortgage rather than pay it out of pocket. I was already having to put 20% down to get the good rate, I didn't want to have to come up with anymore cash at closing if I didn't have to.
 
That was more along my train of thought. The negotiated price of the contract was what I considered fair (@ $107 per point). My thought was if the Mouse was concerned with keeping the average price per point higher to make themselves look better, the adjusted per point price (@ $111.50 to reflect the closing costs, same as if I paid $107 per point and the closing costs myself) would make it more likely to go through ROFR. From what I'm hearing here, it probably didn't make a difference. But I'm such a numbers nerd (this is my reward for getting my CPA and Masters in Accounting, so I'm a double nerd lol), I thought it couldn't hurt.

Well friends, this is where I leave you. We are honestly relieved because of unexpected home expenses that have arisen lately, so the extra cash is going to reduce a lot of stress. We are taking an indefinite break from DVC purchasing. We have those extra VGF points now, and that is good enough for us. I'm not ruling out purchasing again in the future, but it won't be any time soon. Good luck to everyone still waiting!
