First DVC Resale Contract for The Villas at Disneyland Hotel

They are probably using RIV as a model and then factoring in a lack of alternatives in California ….

I just don’t understand the $182 recommend price…. why would you pay effectively the same for resale as direct on a property with such high dues and TOT….
182 a point is pretty much the loan amount after 10% down. The seller can’t/won’t budge because that’s how much they own Disney/bank.
 
That I would understand, but I don’t understand why the instant sale tool would recommend that as the listing price….
it’s a sales tactic/tool. You put in your query and the sales tools shows you… that what’s listed for sale is reasonable! Will you look at that!

I think that in this case, being the first, it was set up based on that. They have no idea of market so it’s all a guess. I don’t think it’s reliable in the same way that the tool is programmed for other resorts that have sales data to support it.

I can't see VDH resale ever being anywhere near VGC resale. The vast majority of people prefer the feel and location of VGC, with VGC you don't owe the tax, and VGC resale points can be used, or rented out for, a ton of WDW resorts (and also Aulani), unlike VDH resale points.
Just before VDH went on sale, there was a buying frenzy for VGC, and now prices seem to have settled a little. Or at least, contracts seem to be remaining available for a while.

RIV hasn't sold out yet, and afaik no ROFR, right? asking prices and selling prices seem to have settled in the 120s-130s which is fine by me (direct RIV owner), although I did see a sub-120 listing recently. Before RIV went on sale I kept saying I'd buy when RIV resale hit SSR-like prices (100-110ish) but now I have used 4 year's worth of RIV points and I'm glad I didn't wait.
 
I’ve been thinking about it more and I think selling at this price would have a better chance if it were for a smaller amount of points that didn’t qualify for any incentives—maybe like 75 points?

I think there are a lot more people who feel confident that they would want to spend around 3-4 nights at Disneyland per year, which is important since you cannot use the points anywhere else, and would feel ok getting some amount of discount on the points without having to buy the full 150 points. I think splitting your contract at VDH into smaller chunks will end up being well worth the extra fee when/if it comes time to sell.

This is from a west coast perspective because a 3-4 night trip wouldn’t be worth the effort from the east coast unless you were combining it with a longer trip like Aulani or other part of the west coast.

We live in Los Angeles and travel to WDW 1-2x a year for 5 day trips or less—so I think you may be underestimating the number of Disney fans who cross the country for a long weekend—but having said that, there are plenty of other things so do (Universal, Hollywood, LA, Santa Monica, San Diego, etc.) that make sense to combine with 3-4 days at DLR.

I say this somewhat selfishly as someone who would be more likely buy a 30-75 resale contract somewhere down the line at reasonable resale prices— the smaller the better so that I can borrow and bank for a 2-3 day stay if rooms are hard to find and I can’t plan in advance.

Exactly, I mentioned before VDH went on sale with the 150 pt new member minimum to get perks; locals and "lukewarm" disney or disneyland only fans don't need so many points.

New members buying for benefits shohld definitely be splitting into a 100 and a 50 point contract but of course Disney won’t tell them that.. Disneyland/DCA is a 3-4 day park and that’s being generous

If your minimum buy-in is 150 for benefits and you are only buying direct for benefits then splitting it is just a waste of closing costs monies because the moment you sell one of them then you essentially sold away why you bought direct in the first place. Now if you bought 250 then sure, a 150 (for your lifetime direct benefits) and a pair of 50 pointers in case you need to downsize but still maintain your benefits. Otherwise just live with the discount that Disney Visa and Target Red Card gives and buy resale :-)

Yeah you lose the benefits but most of the benefits are targeted at Disney World anyways and don’t really help for Disneyland. If you only care about staying at Disneyland for 3-4 days then who cares about having a sorcerer pass? Is star view lounge worth that much? Splitting it does allow you to sell the 50 pointer at least for a premium and to avoid the situation like this guy who is trying to sell off all 150 at a much higher price per point and despite being the only resale VDH contract out there has not found a buyer.

Also who knows if this person still wants to be able to use the points at Disney World and bank/borrow and take a break from Disneyland? Direct VDH and resale VDH are not the same products even without the membership benefits.

If they don’t want them we’ll have multiple 150 point contracts to resell, which by that time VDH will be sold out and “in the park” if Disneyland forward happens. I love the “DLR is a 3 day trip at best” comments, yeah if you go balls out. If that’s your only option, then I get it but you can easily spend more than 3 days there and still not see/do everything. We had to do it when I was a kid cause we couldn’t afford a longer trip so we had to cram in as much as possible and usually ended up being more exhausted than when we arrived (and that was when it was only one park not two).

We take a 3-4 trips a year, usually two 3-4 day trips and 2 longer 6-8 day trips and every trip it still feels like there is something we missed and plan to do “next time” we’ve got a 7 day trip coming up in 2 weeks, our first stay at VDH in a 2 BR! And another shorter trip the day after Xmas in a 1 BR.
Fair. I think my experience is probably very different from some of you guys who live a little further away from the park albeit still in California since I grew up in Southern California and have parents who are cast members at Disneyland currently. So having been hundreds of times and living 15 minutes from the park for over 30 years changes my perspective. I know there’s so many things to do at Disneyland, but I don’t know if I would do them for a week at a time but it’s just a personal preference and is why I haven’t added on at a DL resort.

Edited to add: The other thing to consider though is do most people go to DL as many times as you do? Obviously for you it’s worth it since it seems like you spend 24 days a year at DL and you’re planning to pass it down to your kids which makes 150 perfect. I just don’t really see a down side to having more flexibility to break up the contracts somewhat over a few hundred dollars if your kids decided down the line they want to sell off only a portion of the membership? But again, to each their own. If your kids keep their contracts to expiration then splitting it was pointless. I suppose I’m somewhat of a hypocrite because my first RIV contract was 150 but I do wish I had broken it into a 100 and a 50 since I did add on more direct but hindsights 20/20.

Agree completely. We typically do somewhere around an 8 night stay when we visit DL.

To be fair, we have relatives in the area. So one day is typically primarily for family visits and maybe just dropping into the parks. But we also tend to do the parks more slowly, most often head back to our room for awhile mid-day. We also never do more than 3 park days in a row, making sure we have some time to relax and recover.
