value, and they're hard if not impossible to resell if you ever decide you want to down the road.
that is why you buy resale and only if the person selling is willing to meet your offer.
they can offer their timeshares for $10,000 - but it is really worth $2,000 - offer $2,000. You might be turned down a couple of times. but someone will take it.
www.tug2.net is a wonderful place to see what timeshare are really worth.
NEVER, NEVER, NEVER buy from a developer.
all timeshares have rules on when you need to place your reservations.
Landmark says the Fri a week before the week you want a year in advance. if you call on Sat - sorry all gone. (yea I know in their dreams - but they get money for renting them)
another thing to watch is the maintence fees if you get a fixed week not floating - and the place actually rents that week for cheaper than your maintence fees - BIG, BIG PROBLEM.
I have some co-workers who won't even discuss their problems with me. they have some big problems caused by Fairfield - the sales person lied - but they are still stuck, too.
DVC, Marriott and HGVC have gone up in value.
DVC is pretty wonderful!!! very flexible. if they have available you can get it from 11 months to 1 day before your arrival. Some members have actually shown up without a reservation --- now I won't ever recommend this. DVC stay very, very close to sold out. they rent their excess thru CRO at 60 days.
