Good luck. Loaded contract, but you haven't paid towards the very bottom end for it (good price though, and trying to get this contract through for $75ish as you possibly could have done in January is a push in the current climate) so hopefully it will go through. They are after those loaded contracts at the moment though, hopefully your price is just a little too high for them to bite.
 
For the majority going for OKW and SSR it seems that way. Also thought with last Thursday's big SSR passes they do a big sweep in a day on decisions but then Friday they did too. I don't know what to think. They don't want us to understand the method to their madness anyway ;).. I'm on day 25 and not feeling great since I wasn't part of the big announcement of passes last week.. and multiple folks passed the same contract with the exception of use month. To me I could be wrong once I saw people pass that 3 week mark I started to see the majority were taken. Of course that's only from what I observed on this thread.
My SSR was taken at the 3 week mark. I had a feeling when I saw others passing who submitted a week after mine. I'm hoping to have better luck this time with AKL. Fingers crossed!

That's what we're hoping! When we looked at our brokers January ROFR report we looked good to go, but the February one has us questioning it a bit more.

Our first shot at buying DVC. I've been stalking numerous sites for a while waiting for a loaded contract to come up and got this one while it was still being verified. It originally had 320/160/160 but we had them bank the 2016 points into 2017. Can't wait for the whole process to be completed and to start booking vacations!!

I can't see that not passing for $89pp, even if it is loaded
 
Agreed. We had a deal lined up at $77PP without being loaded but this one we will rent out the additional 320 points to offset the cost and will net out further ahead.

Oh man your price pp is a lot higher than ours. But ours isn't loaded hmm we paid $78 pp with only 28/16 but all 180 for 17 & 18. I guess I'll see
 
Yup, the up front $PP is higher but with the rental of the additional 320 pts (assuming $12PP renting through a broker) it will net out to $65PP.
 
I am a newbie here, but after devouring every post, theory, hypothesis on what makes up ROFR-there really doesn't seem to be a rhyme or reason. Just when I think-I shouldn't have signed a contract on a fully loaded listing, I see that Disney takes a contract with full points not coming until 2019! Then I think, maybe I should have offered more $/pt, and I see that Disney takes such a broad dollar range. I think you just have to go with what you want, what seems fair to you, and hope for the best! Good luck! 3rd times, the charm :shamrock:

I have heard that Disney may need points from a certain unit number, based on what they already hold. The unit number doesn't really matter to the owner, but they can't move points from one unit to another in order to pair them up for whatever they are looking to sell. So, it seems somewhat random because we have no idea what points they need from which unit number.

IOW, if they have 100 pints from unit 84A, but have a potential sell for 200 points, they need to claim ROFR on a resale contract in that same unit in order to add them together and sell those. Or, they could buy more than the 200 points from any unit. But, they can't take points from unit 82A to add to the 100 they hold from unit 84A.

They also are required to hold 2% of the points in each unit, themselves, per the master declaration.

    This would explain why on another ROFR blog I read in January the average price sold was also the average price taken @ SSR. It isn't 100% price but location also plays a part.
