Woohoo!! FINALLY sent to ROFR... we signed on 2/28 and I was beginning to think this would never get submitted. 😂 Maybe since ROFR is going so quickly we should start tracking how long it takes from signing to get to ROFR? 😂😂😂

Are you over on the Closing Time thread because that's a good place to see how long each step is taking. I'm really enjoying seeing how quickly things are going for some people!
 
Since I am recently retired and have some extra time I started tracking sales for a few resorts to see if I could identify some reason prices are set and accepted

I have searched the last 10 days and determined sales price and I am also looking at the contract of the seller to see when they bought and how much they paid.

So far the only thing that jumps out to me is that DVC has been a bargain for the sellers.

Even those who sold for less than they originally paid sold for only slightly less. Basically the cost of stays were dues.

Most sellers purchased between 10 and 15 years ago.

It is a very small sample size so far.

Yes, and I think buyers are getting more pointed with their feelings about this - especially in this market without ROFR… Yes, people will talk about the time value of money, but that is only if they actually didn’t spend the money on vacations at all.

It is very hard to totally lose your shirt on DVC, especially when you factor in what the cost of the stay would have been - even if not totally comparable accommodations….
 
I sent the follow up email this morning asking them to tell the sellers that I will be moving forward with purchase cancellation if we do not hear back from them... lets hope that nudges them a bit! My broker has been CC'd on the communications so she is aware of the delay/lack of response from the seller. Not sure if she also reached out to them or not though.
The broker let me know that the seller is "working on their documents", that it is a "small but tedious deal" and to "take a deep breath" after notifying them that there are other contracts I would be happy to put an offer in on if this one is not going to go through.

I feel as though four weeks to return the closing package is a little ridiculous. Things happen, but to have complete silence for this long, then get snarky when asking for an update is unacceptable IMO.

While it is a little more tedious on them since they have to get it notarized, I don't know why it would take them a month to do it? Don't they want their money???

As the buyer I had to get it notarized as well. We received the closing docs on a Thursday and the package was put in FedEx by Saturday.

Who knows! My quotes in my post were the exact words used in the email to me from the broker.
 
Quick question: after your offer was rejected, how long do you wait to try again the same contract?
Two weeks? one month?
The way the resale market is going lately I think some sellers might become more prone to negotiating...

I never tried making an offer on the same contract twice after being rejected. I figured if they changed their mind they had my info and my original offer. I’m curious how others do this though.

I'm sure there's also more excitement in the buying of points than there is in the selling of points. While I know they are getting money, they are also losing some magic ;)
 
Looks like a lot of people who had them sent over on the 7th are getting them back today! Nice! I haven't been watching that closely but has it been in this 1-week range for a while now?? Ours was just sent on the 11th but I'll be nervous until it passes.
Ours were sent over on the 10th and I know it’s too early, but I’m still refreshing my inbox far too often!! From what I’ve seen many of them have been around the week mark - the quickest I’ve seen is 4 days!! Hopefully we both hear soon 🤞
